Facebook Ads for Real Estate Agents: How to Target Motivated Sellers

Most Facebook ads for real estate agents are built the same way: pick an age range, a radius around a zip code, maybe an interest like “home improvement,” and hope the algorithm finds someone who’s thinking about selling. Most of the time it doesn’t work, because most people in that age range and zip code aren’t selling this year.

There’s a better way to spend that ad budget. You can target a list of people you already know are in the middle of a selling decision, like an expired listing or a FSBO seller. This post covers how that works and how to set it up.

Why Do Most Facebook Ads for Real Estate Agents Waste Budget?

Most Facebook ads for real estate agents waste budget on demographic targeting, which reaches thousands of people who have no plans to sell this year. Age, income, and zip code tell Facebook who might fit a profile. They leave out the one thing that matters: who is actually in a selling situation right now.

That’s the same problem this series has covered with organic posts. A message aimed at everyone lands with no one, and paid ads make that mistake more expensive because every impression comes out of your budget. It’s the same math that’s made portal and PPC leads such an expensive habit industry-wide: agents pay for volume and hope a small slice of it happens to be selling. REDX’s own lead source comparison breaks down why that cost has gotten so much harder to justify.

What Is a Custom Audience and Why Does It Change Real Estate Facebook Ads?

A custom audience is a list of specific people you upload or sync into Facebook and Instagram, so your ad shows only to them. If you have a phone number or email address for someone, Facebook can match it to their account and put your ad directly in front of them.

This is the single biggest shift available in real estate facebook ads right now. You pay to stay visible to someone you already know is selling, a much smaller and much more relevant group than a whole zip code.

How Do You Target Expired Listings and FSBOs With Facebook Ads?

Build the audience from your REDX leads

Anyone can create a custom audience. If you already have REDX, you can download your lead list and turn it into one. That list is static though, and within about 45 days it needs updating to the latest motivated seller leads.

Let Ad Builder keep the audience fresh

That’s why REDX made Ad Builder, which pulls your ad audience straight from your REDX lead data and refreshes it automatically as new leads come in. It’s like having a continuously updated Facebook custom audience built on your local market data. Setup takes four steps:

  1. Connect your Facebook and Instagram accounts.
  2. Choose a lead type, like Expired Leads or FSBO Leads.
  3. Pick a template.
  4. Set a budget and launch.

Because the audience updates daily, the list stays current on its own. As sellers relist and drop out of the pool and new expireds and FSBOs come in, the audience refreshes without you touching it again.

What Should the Ad Itself Say?

The same formula that works for organic posts and scripts applies here: name the audience, name their problem, speak to the feeling, then make the ask. An ad aimed at expired sellers that opens with “Still thinking about selling?” meets them right where the discouragement lives.

Keep the caption short

The custom audience is already doing the hard work of relevance, so the ad’s only job is to sound like it was written for the one person seeing it. A short, specific caption beats a long one every time.

AI prompts to write great Facebook ads for real estate agents

If you’re a big AI fan like me, here’s a free prompt you can use to help generate your ad copy. Drop it into ChatGPT (or your AI tool of choice), swap in your own details, and edit the output so it still sounds like you:

  • For an expired listing ad: “Write 3 short Facebook ad captions, under 30 words each, aimed at homeowners whose listing recently expired. Speak to their discouragement with empathy. Leave out my name, brokerage, and years of experience. End each with a soft call to action.”
  • For a FSBO ad: “Write 3 short Facebook ad captions, under 30 words each, for homeowners currently trying to sell their home themselves (FSBO). Acknowledge that they’re saving money by doing it themselves, respect that decision, and offer one specific reason an agent could still help them net more.”
  • To sharpen a caption you already wrote: “Here’s a Facebook ad caption I wrote for [expired listings/FSBO sellers]: [paste your caption]. Rewrite it 3 ways that sound like a real person talking to one specific homeowner.”

Treat the output as a first draft you then edit. The formula above, audience, problem, feeling, message, is still what makes the caption land. AI just gets you to a usable draft faster.

How Much Should Real Estate Agents Budget for Facebook Ads?

Ad Builder itself runs $49 a month standalone, or it comes free with a Power Dialer or Brand Builder subscription. That’s separate from whatever daily ad spend you choose to run behind it, which stays under your control the entire time.

Scott Catton built a $223,000 GCI year using Ad Builder alongside REDX’s data and dialer, on roughly $425 a month in total REDX spend. Results vary by market, and this shows real estate facebook ads can produce real results on a modest spend when the audience and message are right.

How Do You Combine This With Calling and Direct Mail?

Facebook ads for real estate agents work best as one piece of a system that includes the phone and mailers. The same expired or FSBO list that feeds your ad audience can feed a Power Dialer session and a postcard drop, so the same person sees your ad, gets your postcard, and hears from you on the phone within the same week or two.

That repetition is what builds recognition. By the time you call, a warm lead who has already seen your ad knows your name, and that changes the whole conversation.

What Should You Check Before You Launch a Real Estate Facebook Ad?

Run through four questions before any ad goes live.

  • Is the audience a specific list, like expired listings or FSBOs?
  • Does the ad name the situation that audience is actually in?
  • Is the budget separate from the software cost, and is it one you can sustain for more than a week?
  • Is this ad paired with a follow-up, like a call or a postcard?

An ad that passes all four checks is doing the same job as a good phone call or a good postcard. It reaches a specific person in a specific situation, and it stays one part of a system you keep running month after month. Key Takeaways

  • Most Facebook ads for real estate agents target a broad audience by age and location, hoping to catch someone who happens to be thinking about selling.
  • A custom audience flips that. You upload or sync a list of people who are already in that exact situation, like expired listings or FSBO sellers.
  • REDX’s Ad Builder pulls this audience straight from your own lead data and refreshes it daily, so the ad follows your live pipeline as leads come and go.
  • The ad still needs the right message. A custom audience gets your ad in front of the right person, and the caption has to speak to their specific situation.
