A month before I found REDX, I was paying for leads I couldn’t really afford. I’d just moved to Atlanta from Pennsylvania, so I had no sphere. I had five people. My family wasn’t a long line of homeowners; we were still renting, still on subsidized housing. Buying houses felt very far away from me.
So I bought Zillow leads and social media leads. It was quantity, not quality. People clicked on a pretty house, my name popped up, and they’d say, “Why are you calling me? I’ll see a house, but I don’t want to buy one.” Conversion was four to six months on a good lead, and as a brand-new agent I just couldn’t live like that. I had no system, no GPS. I was literally dialing numbers in my phone over and over, hoping one day somebody would say, “Kayla, I want to buy a house.” It wasn’t sustainable.
The way I got turned on to cold calling was overhearing one of our top-producing agents. They were always vague in meetings, so I started almost stalking her around the office. I heard a dialer going. I’d sold timeshares and bath fitters before, so I knew that sound. She shooed me out of her office, but I waited. When she came out, she told me she was calling leads. That was the light bulb: you can call people who actually want to sell houses?
I’d tried everything: door knocking, mailers, social media. Door knocking was great for connection but I’m five-two and it was terrible on time. Mailers are a forever turnaround. So I started Googling real estate dialers, tried a few, including LandVoice and Mojo. REDX’s data was just way better. Was I nervous? I used to have a speech impediment, I’d stutter, I was terrified somebody would actually pick up. But I was poor. It was get on the phone and make it happen, or never pay my car note.
My very first deal off REDX came in my first week. A seller asked, “Have you ever sold a house?” I said, “I haven’t, but you’ll have all my time and attention.” She gave me a chance, a $60,000 townhome, and my first commission check wasn’t even $3,000. You could not tell me anything. Once I realized this many calls equals this, you couldn’t get me off the phone. That client became an investor: three more small homes, two condos, two referrals. Once these people are mine, they’re mine forever.
That’s the REDX pattern: the deals compound. A builder’s expired listing kept popping back up until he finally let me sell seven luxury homes near $700K in Douglasville; that community is how I started a team. One Alpharetta seller who barely tolerated me on the phone turned into a buy-and-sell that paid me almost $40,000 in a single day (my highest real estate day ever) and she’s now listing with me at $1.1 million looking for $2.5 to $2.8 million. Today I’ve done $15 million and $20 million years, I run top-producing teams in Pennsylvania and Georgia, and 90 to 95% of my business is listings.
I’m a single mom of three, one with special needs. Two years ago I was nearly at $12 million while working from the hospital because my daughter was hospitalized so often. I was still there when she opened and closed her eyes. That’s the business I want to be in. I bring my REDX with me, make my calls, and go back to relaxing. Can I do $25 million again this year? Of course. My Pennsylvania team is producing more than Georgia now.
My advice to the agent I was eight years ago: get something that puts relevant data in your hands. Not people window-shopping pretty houses. People with a real want to sell. Door knock, mail, be the social media king or queen if you want, but get REDX’s data and use it how you see fit. There’s no comparison. I’ve had LandVoice, I’ve had Mojo, and I’m still here eight years later. Anybody who isn’t succeeding, I check their Pulse: they called one day. I like my G Wagon, so I’m calling.
